Strata Company

Lighthouse Point Strata Company is there for the management and enjoyment of the owners at Lighthouse Point.  Strata bylaws govern the general use of the property, to insure that owners have quite, undisturbed occupancy of their Condo. The efficiencies of the strata benefit the owners through economies of scale while insuring that the upscale and distinct features of Lighthouse Point are maintained in excellent condition.

Strata ByLaws and inclusions

  • Insurance on property (not including contents)
  • Third party liability insurance for all owners
  • Internet access and usage fees with Broadband DSL & wi-fi
  • Exterior maintenance fees (no painting, no watering, no landscaping costs, power washing stone every few years, dock repairs from time to time, driveways and parking lot)
  • Exterior lighting will be supplied by battery power from the solar system (no cost other than replacements of batteries and lights every few years and light bulbs (lo energy/lo wattage)
  • Maintenance of your own solar array (excluding battery replacement)
  • Supply of wind generation to the strata, to feed back the meter to the benefit of all owners
  • Supply of centralized, industrial propane with individual meters to each condo unit
  • Maintenance of the garbage and recycling area and cans
  • Monthly invoices sent with detailed back up data on the actual costs of running the strata (administrative costs) and monthly payments and book keeping of all strata outgoings and incomings
  • Annual filings and company records kept in order with the CI Government
  • Maintain the centralized gray water system & rainwater cistern
  • Supply of cable TV services to the strata
  • Maintain annual service on individual fire extinguishers

  We estimate that a typical electrical bill will be reduced by 75% with solar alone. Permission has been granted for the wind generator that will feed the CUC grid to further reduce costs. We estimate that the water bills will be reduced by 40% - 50% of normal usage from the gray water system and rainwater cistern.

Monthly strata fees will be estimated and payable 3 months in advance. Actual quarterly statements will reflect owners usage and adjust for any credit due or overages, which will be reflected on the next quarterly statement.

At present, the estimated monthly strata fee will be $613.US per month.
